Elderly husband and wife couple were first to occupy this new home. Snowbirds for the last 16 years but have not used home the last two years because of covid. Home has never had any pets, ever, and never been smoked in. Home is very convenient to mailbox, and recreation center, walking distance. Rec center has a number of get togethers with free food and entertainment throughout the year. Wide front yard allows more spacing between homes and sidewalk to backyard makes it very easy moving trash cans to and from street. Dragging them through gravel is a chore. Having sidewalk on your side of street is very beneficial when parking vehicle in driveway. No need to pull up against garage door so rear of vehicle is not on street. Rear patio is covered with two coats of white elastomeric roof coating to reflect heat from the sun. Flat roof tiles do not allow birds to nest under, like half round tiles. Many homes in Peralta with partially flat roofs have had leakage problems, none on this home. Updated PVC drip system with shut off valves to isolate each section of yard including backyard.
